So, what party makes sure the real estate is worth the amount being paid? This is where you meet the appraiser. Inspecting the subject propertyOur first responsibility at H3 Appraisal is to inspect the property to determine its true status. We must physically see aspects of the property, such as the number of bedrooms and bathrooms, the location, living areas, etc, to ensure they really exist and are in the condition a typical person would expect them to be. To make sure the stated size of the property is accurate and convey the layout of the house, the inspection often requires creating a sketch of the floorplan. Most importantly, the appraiser identifies any obvious features - or defects - that would affect the value of the house. Following the inspection, we use two or three approaches to determining the value of real property: sales comparison and, in the case of a rental property, an income approach. ![]() Cost ApproachThis is where we use information on local building costs, labor rates and other elements to calculate how much it would cost to replace the property being appraised. The cost approach is also the least used method. ![]() Analyzing Comparable SalesAppraisers are intimately familiar with the communities in which they appraise. They innately understand the value of particular features to the residents of that area. Then, the appraiser looks up recent transactions in the vicinity and finds properties which are 'comparable' to the home at hand. Using knowledge of the value of certain items such as fireplaces, room layout, appliance upgrades, extra bathrooms or bedrooms, or quality of construction, we add or subtract from each comparable's sales price so that they more accurately match the features of subject property.
