What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the property with a measuring tool — generally a tape measure or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like closets, patios, and pantries. They may sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area of the house and the general layout.
